Showers built in the boom years are reaching their limit
Carlsbad grew enormously from the 1980s through the 2000s, and a very large share of its homes still have the shower they were built with. Twenty-five to forty years is roughly the span over which a builder-grade pan and surround give up: sealant shrinks, grout cracks, and water starts getting behind the surface long before anything looks wrong from the outside.
That is the most common reason someone here calls us, and it is often discovered as a stain on a ceiling below or a soft patch of floor rather than as a problem with the shower itself. Once the surround comes off, the extent is usually clear immediately. We would rather show you that than quote around it.
